We are proud of the care and quality built into each home and our warranty coverage provides our homeowners the peace of mind they expect. Additionally, every Alturas home comes with a 1-year limited warranty so if any issues arise, our customer care team is committed to providing the best service possible to resolve your concern quickly.
How Can We Help?
In order to provide you (our valued homeowner) with exceptional service and support after your home purchase, we ask that you please follow our warranty process:
30 Day Warranty
An Alturas Homes Customer Care Representative will automatically contact you via email thirty (30) days after you close on your home to remind you to submit your request for any warranty service you may need. It is important that you provide us with the correct email address so that you receive these (and future) emails from Alturas Homes. This thirty (30) day period allows you sufficient time to become settled in your new home and compile a list of any items that may need to be addressed after thirty (30) days of occupancy.
11 Month Warranty
Near the end of your eleventh month of ownership, we will be happy to review any outstanding warranty issues you may have with your new home. Please submit any remaining claims within this time frame if there is anything you would like us to address before your One-Year warranty expires. As a reminder, we will not accept a full inspection report as a warranty request. If you choose to get an inspection after the initial inspection period, you will need to submit each item from your inspection report individually through our on line portal.
Maintenance or Warranty?
Warranty Emergency
- No heat or air conditioning
- Gas smell in the home
- Sewer backups
- Water leaks that cannot be turned off at the source*
In case of emergency, please contact us or contact your homeowner’s insurance company, the fire department, or other appropriate emergency service personnel (gas company, electric company, etc.) as appropriate. We consider emergency items to be those that make the home uninhabitable or may result in damage, such as plumbing, heating, and electrical issues.
Emergency items include anything to do with water or electrical issues.
EXAMPLES
*Emergency water leak: Major water coming from walls, floor, etc.
Non-emergency water leak: Toilet leaking but can be turned off at the waterline.
Homeowner Maintenance
This list is furnished to assist new homeowners in recognizing those types of maintenance activities that are not warranted and should be handled by the homeowner to properly maintain their new home. The list below is not intended to be a comprehensive list of all normal homeowner maintenance requirements.
- Watering and maintaining your lawn and landscaping
- Replacing faucet washers beyond thirty (30) days after settlement
- Cleaning sump or ejector pump (where applicable)
- Checking circuit breakers
- Changing light bulbs or fluorescent tubes
- Repair or replacement of threshold or weather stripping
- Repair of broken glass or glazing
- Clogged toilets or drains after thirty (30) days of occupancy
- Damaged concrete or asphalt due to the use of salt, deicers, and gas or oil leaks
- Sealing cracks of concrete driveways
- Grout or caulking around tubs, sinks, or vanities
- Normal concrete cracks
- Furnace filter changes or cleaning of coils
- Flushing hot water heater
- Condensation and icing during cold periods
- Disconnecting all garden hoses from hose bibs during cold weather
- Any repair or material failure caused by homeowner alterations
- Control of erosion from discharges from downspouts or sump pumps
- Garbage disposal jams from misuse
- Removing foreign objects from gutters and downspouts
- Rain gutter overflows against foundation walls will erode grading adjacent to the foundation and may cause basement leaks
- Re-caulking of interior or exterior joints (interior trim and countertops) due to normal wear
- Repair or minor cracking of wall surfaces, trim, etc. due to normal settlement or normal material shrinkage
- Repair of nail pops which do not break or blister the surface
- All grading (except major re-grading) around the house foundation resulting from normal consolidation of backfilled soils
- Frozen hose bib
- Removal of buildup of ice and ice dams
- Rodent or insect problems
